Water shutoff notice

Please be advised, water will be shut off to all sites East of (and including) VP Drive today from 10 AM to approximately 12 noon. Depending on the extent of the repair, water may also need to be shut off for the rest of the resort during this time. Thank you for your patience while we work to repair this issue.

After the rains, final brush pickup happening now, small projects

Good morning! It looks like it’s going to be a beautiful week! The much needed rains have brought growth and greenery to Victoria Palms!

Thank you to everyone who has spent time manicuring their lawns and landscaping… the heavy rains have brought a lot of grass growth and everyone in the community appreciates a well-kept lawn. If you haven’t had a chance to address the grass growth on your site, please do so. If you have a friend or contractor do it for you, please consider having it done this week, as it is very likely we could see more rain in the near future.

There are a couple other small projects our staff is working on in the upcoming days… the rusted out section of the Kingston gate has been replaced and will be painted soon. The peeling paint at the walkway leading to and around the ballroom is being stripped and repainted with multiple coats of paint. Please exercise caution around these areas over the next few days.

A beautiful day, upcoming rainy season…and last call!

Another beautiful day in Victoria Palms Resort! Enjoy the wonderful weather if you can!

As of this moment, 95% of brush piles have been collected in the Resort. Our hard working maintenance staff is working to remove some smaller piles today, but we wanted to give everyone one last shot to have brush hauled off by our contractors. Last call for brush collection will be Monday, May 24th. Please complete any remaining trimming/removal of dead brush and pile on your site (or the nearest vacant) site before then.

As we begin what is expected to be a particularly busy rainy season, please consider having your gutters cleaned (pics attached). In these past few storms, there were a number of homes whose gutters were backed up and overflowing into backyards and in between homes. If you choose to install new gutters, please consider pointing them away from your home and towards the nearest street, if possible. This may help to avoid at least some of the standing water on your lot.

Considering the fact that we experienced 3 major storms in 8 days, the resort looks amazing. This is thanks to a dedicated staff and wonderful residents like yourselves doing your part to keep our community looking great.

A beautiful day!

After some pretty crazy weather (3 storms in 8 days!), we’ve got a beautiful day ahead of us today!

Our dedicated staff is hard at work picking up after the storm. Contractors will be in the resort today picking up a lot of pine bark and debris, however local dump sites are still flooded, so you may see some piles throughout the resort until they re-open. In the meantime, please be careful when walking on the resort streets.

Another friendly reminder…As of April 1st, off-season household trash pickups changed to Mondays only…please do not put your household trash out on Thursdays, as it will not be picked up. The compactor by the restaurant is available for you to use all days of the week.

There is a moderate chance of rain through the weekend, but as for today, it should be gorgeous…enjoy!

Storm update #5…

Good morning! I hope everyone is doing their best to stay safe and dry. Before the storm today, maintenance staff checked and cleared all street drains to ensure water flow. The storm came down hard and fast at first and has since slowed down, however rainfall continues steadily and flooding in certain parts of the resort has begun to form.

Our dedicated maintenance staff has deployed the use of a water pump to help pump out all of the excessive rain and assist in the continued flow of water drainage. We will continue to monitor the storm until it has completely passed in the next hour or two.

If you do need to venture out, please stay safe and avoid flooded sections of the resort, as this could cause a wake that will push water towards your friends and neighbors homes. If possible, please avoid using the intersection of Kingston and VP Boulevard, as this is the lowest point in the resort and the main exit point of all rain water.

Storm recovery update #4, upcoming storms and driveway ramps…

OK folks it looks like we are going to have some more rain throughout the week and into next week. Just a few reminders as we work through this weather together…

The continued rains are causing a bit of a delay with removal of brush and debris from the resort, as many of the local dump sites are flooded. For now, brush piles will remain on empty sites or other areas out of the way of traffic. You are welcome to add your brush to existing piles on empty sites, but please do not add household trash. Household trash is picked up on Mondays and the compactor by the restaurant is available for you to use all other days of the week.

Maintenance staff will continue to check street drains to ensure they are clear during this time of continued rain. Please help us keep rain water moving by keeping the curb areas clear and not blowing grass or debris into the street when you mow or landscape. You may also want to consider having your mowers do some extra cuts on your lots, as the grass throughout the resort is growing quickly with all the extra rain. It us up to all of us to keep our lot mowed and clean for ourselves and for our friends and neighbors.

If you have driveway ramp and are currently staying in the resort, please make sure the space between the ramp and the curb is clean and clear of debris…this will help the water flow easier and thus drain faster. If you are not currently staying in the resort and your driveway ramp is down, please email us at victoriapalms_mgr@equitylifestyle.com so that we may flip it up for you. If one of your friends or neighbors is willing to do that for you, that would be great also and deeply appreciated.

Storm Recovery update #3

Happy Monday morning to all! Recovery after the storm continues as the additional storm this past Saturday caused delays in brush collection over the weekend. Contractors will be in and out of the resort this week to cut up downed branches and collect brush. They will also be working on repairing damages to fencing and other public areas affected by the storms. Thank you to all of those who have already begun cleaning up their sites and cutting fallen branches, picking up fallen debris and trash, etc.

Friendly reminder: Please do not mix your household trash with these piles of brush, as the contractor will not take them. As of April 1st, trash pickup changed to our usual off-season schedule of Mondays only. The trash compactor by the Activities office is available if you need to dispose of household trash between pickups.

Today’s rains

Our dedicated maintenance supervisor, Rafael has just checked all drains in the resort to make sure they are clear and flowing. Please be safe as the rain showers pass through the area and try avoid going outside if possible.

Social media such as Facebook and Messenger is not monitored 24/7, so for non-life threatening emergencies please contact the gate staff at 956-532-5832 and they will disseminate the info to the proper staff. We are here for you. For life threatening emergencies, please call 911.

In honor of…

We have raised the large United States flag at the Activity building in honor of Armed Forces Day as well as Peace Officers Memorial Day, which both fall on Saturday May 15th this year. We do this to salute our Armed Forces as well as honor all Peace Officers who have given their lives in the line of duty.

The boulevard lights will be changed to red tomorrow night through the weekend. Also to honor these two groups, #WeWearRed tomorrow, Friday the 14th. We invite all residents who would like to honor wear these heroes to wear red tomorrow as well. We also invite you share pictures of yourselves wearing red on social media, with the hashtag #WeWearRed

Storm recovery update #2

Recovery after the storm continues. Contractors will be in and out of the resort today and in the coming week to cut up downed branches and collect brush and debris. This will take time, as many sites were affected by the storm. Thank you to all of those who have already begun cleaning up their sites and cutting fallen branches, picking up fallen debris and trash, etc.

Friendly reminder: Please do not block the gutters and curb drains with piles of brush and debris, as more rain is expected through the weekend and we need to maintain proper drain flow. Rather, if you have a contractor coming in to do repair work for you, please ask them to haul away their trash and debris. If you do not have a contractor doing repair work, please pile it on the edge of your lawn or driveway for collection by staff or contractor.

Downed light poles in the resort have been reported to AEP for repair/replacement. This may take some time, as AEP’s main priority right now is to restore power to those who lost it in the region. Please be cautious around these poles until AEP has repaired them.

There are a few perimeter fences and walls that were damaged, and these are also a priority for our staff and contractors to repair.

VP office staff have contacted all residents whose sites were observed to have damage, however, if you are aware of damages to your neighbors and friends sites, please consider giving them a call as well. Our community thrives upon our friendliness and ability to be good neighbors. We have already seen many wonderful examples of this since the storm passed.

Storm damage and debris

Please be cautious when out and about today, as last night’s storm caused damage in various places throughout the resort. Maintenance staff has begun cleanup efforts and contractors are en route to fix damages to the public spaces. The White House will be available today if needed.

More rain is expected throughout the day, however wind gusts are not expected to be as strong as last night.

Please be safe out there today.

Expected Rain Preparations

In anticipation of this weeks expected rains, the drains in the resort have been inspected and cleared by our Maintenance staff. They will also be on call should any backups occur. Facebook, Messenger and other social media is not monitored by staff 24/7, so please report any emergency issues to the Gate Staff on site at 956-532-5832 and they will disseminate the message to the appropriate on-call staff. We are here for you.

Activities Update!

Exciting news!  After a difficult season, we are extending our Activities calendar to continue through the off season.  Please be on the lookout for event flyers for sip and dips at the pool, happy hours in the ballroom, upcoming holiday events and much, much more!


We also want to remind you that, as always, any resident can organize their own events in the public spaces so long as the proper documentation is completed and vetted for approval in advance by management – subject to availability.  Please contact the Activity Department at 956-782-3263 for more information on what is required to do so.

  
And last, but not least, CARD GAMES are now being allowed in our buildings!  As with any indoor activities, please keep in mind that all posted safety requirements and room occupancies are still in effect.  You may want to temporarily consider moving your activity or event to a larger room or space in the resort until room occupancies go back to normal.  Please let us know what we can do to help you.

Stray Cat Reminder

Just a friendly reminder for all residents: Please do not feed stray/feral cats in the Resort. It is a violation of Resort Policy to feed any stray animals, on your site or on any other site. Please respect others in the Resort and do not feed animals on other residents sites.

While a small amount of feral cats are good for the ecosystem of the Resort, there must be a balance. Uncontrolled feeding of a stray animal, cat or otherwise, creates an imbalance.

There is dedicated group of residents in the resort who help manage this balance and take the time to feed them in specific areas of the Resort for the purposes of catching them and spaying/neutering them, clipping an ear for identification and tracking purposes, as well as finding homes for them when the population gets too large. If you are not a part of this group, please do not feed stray animals.
